Questions sellers actually ask us

Will you be listing my house on the MLS, or actually buying it?
Buying it. Gulf Coast Real Estate Cash Buyers LLC is the buyer — we purchase with our own funds, and there is no agent, no listing and no financing contingency involved.
We will still show you what listing your house would likely bring, because you cannot judge a cash offer without that number. But we would not be the ones listing it. If that turns out to be your better path, we will tell you, and you are free to go take it.
How quickly can you close?
Typically two to four weeks once we have a signed agreement, and faster when title is clean and you need it faster. The limiting factor is almost always title work, not us.
You choose the date. If you need longer — to find your next place, to let a child finish a school year — that is normal and we will work to it.
Do I need to make repairs, clean, or empty the house first?
No to all three. We buy as-is. That includes roofs, foundations, plumbing, fire and water damage, and the general accumulation of a life lived in a house. Take what you want, leave the rest.
You do not need to stage it, and there are no showings.
Are there commissions, fees, or closing costs?
No commissions and no fees to us. We pay standard seller closing costs on our purchases. What is quoted is what you would receive at closing, aside from payoffs and liens that come out of any sale — your mortgage balance, unpaid property taxes, that sort of thing.
If you list with an agent instead, expect commission plus closing costs plus repairs. That is exactly the gap our comparison is there to show you.
Can I sell if I am behind on payments or facing foreclosure?
Often, yes — and sooner is much better than later. Once a sale date is set the options narrow quickly.

What types of property do you buy?
Single family homes, condos and townhouses, small multi-family, and mobile or manufactured homes on owned land. Occupied, vacant, or tenanted.
Land alone is case by case. Ask us.
What if there are tenants in the property?
That is usually fine — we buy tenant-occupied homes. Bring the lease terms to the conversation, because they affect timing and price, and we would rather know at the start than discover them at closing.
Can I sell a house I inherited, or one going through a divorce?
Yes, and these are common. What matters is who has legal authority to sell. An inherited property may need probate to have completed, or an executor with authority; a divorce may need both parties or a court order.
Title will confirm it either way. Tell us the situation early and we will tell you what it will take.
How do you decide what to offer?
We estimate what the house would be worth repaired and updated, based on what comparable homes nearby have actually sold for. From that we subtract what the repairs will realistically cost, the costs of holding and reselling it, and a margin — because this is how we make a living, and we would rather say that plainly than pretend otherwise.
That arithmetic is why a cash offer sits below market. We will show you both numbers so you can decide whether the trade is worth it to you.
Do you pay fair prices?
We pay a fair price for a fast, as-is, certain sale — which is a different thing from the highest price the open market might eventually pay, and we will not pretend the two are the same.
The way to judge us is to see both numbers side by side. That is what we give you, before you commit to anything.
Is there any obligation if I submit my information?
None. There is no fee, no agreement and no obligation. You can ask us to stop contacting you at any time and we will.
How do I know this is legitimate?
Fair question, and you should ask it of anyone who offers to buy your house. Gulf Coast Real Estate Cash Buyers LLC is a registered Florida company. Every purchase closes through a licensed title company or closing attorney, with your funds coming from them — never handed over in some informal way.
We will never ask you for an up-front fee, and we will never ask you to sign something you have not had time to read.
What happens after I send my details?
A person from our team looks at your property and calls you — usually the same or next business day. There is no automatic offer emailed to you, because a number produced without a conversation is not worth much.
On that call we will talk through the property, give you a preliminary range, and explain what would move it up or down.
