What actually happens, start to finish

No part of this requires you to commit to anything until you sign a purchase agreement — and you will have had time to read it.

  1. You send us the property

    Address, a few basics, and a way to reach you. Nothing is charged and nothing is committed. If you would rather just talk, call 850-736-7354.

  2. We do our homework before we call

    We look at what comparable homes nearby have actually sold for recently, the property's condition and size, and what repairs would realistically cost. This is the same arithmetic behind both numbers we show you.

  3. A person calls you — usually same or next business day

    Not an automated offer by email. We ask about the house and your situation, because a number produced without a conversation is not worth much, and we would rather be honest early than optimistic early.

  4. You get a preliminary range, and the comparison

    What we would pay, and what the house would likely bring on the open market — with the commission, repairs, holding costs and time each path involves. Same house, both routes, like for like.

  5. If you want it in writing, we visit

    A walkthrough, usually under an hour. After that we put a written offer in front of you. That is a reviewed offer — firmer than the range, still subject to inspection and title.

  6. You choose the closing date

    Closing happens through a licensed title company or closing attorney. They handle the funds; we pay standard seller closing costs; your payoffs and any liens come out of the proceeds as they would in any sale.

Three different things, and we will always tell you which one you have

Preliminary estimate

A range, based on data and a phone call. Useful for deciding whether to keep going. Not an offer.

Reviewed offer

In writing, after we have seen the property. Still subject to inspection and clear title.

Final offer

What goes to closing, once inspection and title work are done. This is the number that is real.

Why this matters. Plenty of companies use the word "offer" for what is really a first guess, then revise it downwards once you are emotionally committed. We name the stage every time so you always know how firm a number is.
